** Monday 21st July - CHEAPER MORTGAGE DEALS AT LAST! **
After what seems like years of increasing mortgage rates and doom and gloom, the tide may be turning at last! Swap rates have finally started to plunge so let's hope this trend continues. This will lower the price at which banks lend money to each other in the short term. Product-wise, last week was busy, but one nice aspect has been that nearly all the rate changes have been cuts. Nationwide, Bank of Scotland, Woolwich to name but a few have started the downward trend for re-pricing, albeit very slight, but a positive move nonetheless. Fingers crossed the cuts continue. Watching lenders compete for business once more is not something we have been used to in the last 3 months but now lets hope the battle begins and they start to drive prices down through competition for business. Some Officers and clients may be sat on their current lender’s 'standard variable rate' at the moment as some remortgage rates have been less attractive than the SVR! If this is you, then now's the time to consider switching to a better rate whilst they are still around as the demand across the UK will be huge. This will lead to lenders pulling rates once tranches of the ‘cheap’ funds are used up so if you are in a similar situation do not hesitate to call us today or click on any of the 'mortgage questionnaires' to the left.

** INTEREST RATES **
The Bank of England held interest rates at 5.00% this month. The decision to hold rates was widely expected amid concerns about the pace of inflation. Rising food and fuel prices pushed inflation to 3% in April, well above the government target of 2%. The Bank's MPC has already cut interest rates 3 times since December 2007 in an attempt to help the slowing economy. However, the economic slowdown and falling house prices had led some to call for another cut in rates to boost spending. ** FIXED RATE MORTGAGES **
'Fixed rate' mortgages were popular during most of 2007 due to the uncertainty of interest rate movements. 'Locking in' to a fixed rate of say 2, 3 or 5 years offered peace of mind of your mortgage repayments during that time, irrespective of what could happen to future interest rate movements. However, whenever there's an expectation of interest rate cuts, that's not usually the best time to take out a new fixed rate, as further interest rate reductions will trickle down to cheaper fixed rates subsequently being offered by Lenders. So what do you do? What type of product is best to take out when rates are expected to fall? ** March '07 Budget News - Stamp Duty **
Nothing of any major significance to report from this years Budget for the housing industry. Suggestions for increasing the stamp duty threshold to help first time buyers were unfortunately not taken advantage of by the Chancellor.
** March '06 Budget News - Stamp Duty **
Gordon Brown also disappointed the housing industry in 2006 by only raising the stamp duty threshold by £5,000 to £125,000! In 2005 he doubled the starting threshold from £60,000 to £120,000. Stamp duty still therefore no longer applies up to a purchase price of only £125,000.

** FANCY A 'TRACKER'??!! **
Even though 'fixed' rates were popular in 2007, one alternative to consider is a 'tracker' mortgage instead? Q: 'How does a 'tracker' work'? A: The concept is that your mortgage rate 'tracks' (or shadows) the Bank of England base rate, which is currently 5.25%. Some deals may have a slight loading on the banks rate, e.g. 0.2% extra at any time. Some can even be lower! Unlike a fixed rate though, a 'tracker' could go up or down depending on the Bank of England rate at any time (which changes monthly).

We do not advise on or sell new or top-up endowments. Endowments are simply 'savings plans' with built in life-cover that have been used widely in the past to repay some or all of a mortgage at a future date. Their popularity has waned over the past few years, as falling interest rates and investment returns affected both premiums and returns.
